House Staging

House staging is the art of preparing a property to go on the market. It’s a powerful marketing tool that can significantly improve a property’s chance of selling quickly at a premium price. Let your space shine and give buyers a reason to “fall in love at first view”.

How

Staging
as a Team

It’s the combination of our creative minds that makes the Decoroom work. Give us a call or send us an email if you’d like to enquire more about this service.

Email us a floor plan and we’ll reply with an estimate within 24 hours.

This will be based on the square footage and amount of furniture required.

If you’re happy with the initial estimate, we will arrange a site visit to view the space and confirm our quote. We will also discuss layouts, style and timings.

It usually takes us 2 days (sometimes less) to fully furnish a property from head to toe. For large scale, super prime properties (£40M plus) we may request up to 4 days.

Our standard contract is for 12 weeks, but we can be flexible if you need more or less time.

If after your initial contract you need more marketing time, we can offer you different extension options and discounts according to your needs.

Our removals team usually only need one day to move out of a property. The removal is included in the contract so there are no hidden fees.

If the buyer of the property wishes to purchase the content, we can produce an itemised price list.

Approach

Curating
an Experience

In London’s competitive prime property market, presentation is everything. High-end buyers expect more than just a space – they seek style, sophistication and a lifestyle they can immediately envision.

Decoroom will transform your space into a curated experience that resonates with discerning buyers and sets your property apart.Whether your marketing a modern penthouse, a family home or a stately Georgian residence, staging is a strategic investment – one that turns a property into a dream home.

To do this, we approach every job with fresh eyes. First view the property to understand the space and its character – what are its best features, its limitations and what does it need to look its best?

Then we talk to the client to see what their needs and requirements are. Wether it’s the owner selling their home or the property developer who refurbished the space, we like to know how they envision the space? What kind of atmosphere are they hoping we create?

And finally, we meet the estate agent to discuss the target market. Who is likely to buy this property, based on the location, size and price point? Is it a professional looking for a London pied-à-terre, a young couple starting a family or down-sizers?

We then take all that information and tailor it into our design and planning process to transform your space into a polished, market-ready property.

Promise

Elevating
your Property

We are committed to presenting your property at its absolute best – stylishly staged to captivate buyers and maximise market appeal. We promise to…

  • Work within the agreed budget and timeframe.

benefits of staging

Better, faster

A professionally staged property doesn’t just look better, it very often sells faster and at a premium price. The benefits are numerous.

Staged properties typically spend less time on the market than non-staged ones, helping you move on more quickly.

Half of UK estate agents claim that staged properties increase their value by up to 6%.

By creating unique schemes your property will stand out from the rest, generating you more offers.

We create a wow factor that impacts the viewer as they walk in, making your property interesting and memorable.

A beautifully furnished property can trigger what psychologists call mental ownership. Potential buyers can more easily imagine themselves living in a tastefully curated space, which helps them visualise a property as theirs, making them more likely to want it.

A well-staged house stands out in online listings and photos, making it more likely to be shared on social media.

Staging can draw attention to unique architectural elements or desirable aspects like natural light, open layouts or spacious rooms.

Staging helps minimise the impact of undesirable features such as dated fixtures, awkward spaces or cosmetic imperfections.

Testimonial

“We have worked with Decoroom for a number of years and they are always quick to respond and to turn things around for our clients. The Decoroom effect is transformative – we have brought them in to assist in empty places that have been lacking soul and difficult to sell. Once they have waved their magic wand these places become much more marketable and have sold quickly and easily.”
